I spent a few days in rome in december and stayed at the ES Rooms. I got disappointed with this b&b. Central heating and hot water were off all days long. The staff was unpleasant, arrogant and very unfriendly (!). Honestly, I didn't expect it and certainly don't recommend to anyone

Bathroom was clean and staff pleasant. We had problems opening the front and had to call the staff each time coming in.
Suggestions: the carpet in our room can be removed.

I stayed in Es Rooms only one night just before the final flight back to the US, but the room was nice and clean. The room I stayed in was not really the one whose address is written in this website, but was about 3 minutes walk from that. However, again, it was nice enough.
Good Points: (1) nice hotel people. (2) you can have free mineral water, since there is a huge water bottle for those who stay. you can also have coffee and bread for free (3) The hotel is located in a quite place, (4) just a few subway-stations away from Termini.
Howver the hotel can be improved if it equips itself with (1) A/C and (2) a refrigerator. Staying in an un-air-conditioned room in Rome in Summer is not bad but not too cozy as well. I stayed in summer, so don't really know how its heating goes.
